We lead land acquisition from due diligence—title, survey, environmental and geotechnical reviews—through a entitlement & approvals. We lead horizontal development executing grading and earthwork, stormwater systems, and complete wet/dry utilities and roads (including curb and gutter) to deliver pad-ready sites. Throughout, we manage schedule and budget with institutional reporting, so vertical construction can start on time and on plan.

From grading and earthwork to stormwater systems and full wet/dry utilities and roads, we execute the horizontal scope to spec. Turnover includes inspection close-outs and a defined checklist—so vertical can start on schedule, on budget.
Our Approach
We target 50–600 lots across 10–200 acres, prioritizing sites with strong absorption, utility proximity, and roadway access. We can structure multi-phased developments and deliver pads in tranches pegged to your vertical pace—from accelerated front-loads to measured, phase-by-phase releases. Focus markets include GA, TN, TX, FL, NC, and SC, and we remain open to new metros that meet underwriting thresholds.
Our dedicated entitlement team manages the full approval path—zoning/rezoning, site plans and plats, utility and stormwater approvals, off-site conditions, and permit sequencing. We define critical-path milestones, coordinate agencies, and maintain institutional reporting so risks are documented, schedules hold, and engineering and horizontal work start cleanly.
We plan and deliver highly amenitized communities that support lease-up and long-term value: trail networks and pocket parks, dog areas, pool and clubhouse concepts, mail kiosks, and uniform landscape standards. Amenities are integrated early with HOA/O&M assumptions, ensuring the resident experience aligns with pro forma targets.
Infrastructure, inspections, and energization are sequenced to match builder starts. Phase maps, utility release schedules, roadway timing, and turnover checklists keep slab starts continuous while controlling carry. Pads are released with clear QA, inspection close-outs, and pad-ready documentation.
We work under fee land development, co-development/JV, or build-through with Marquis as builder of record. Scope is defined up front, pricing is transparent, and draw/reporting packages provide schedule, spend, approvals, and risk tracking that scale across markets.
